Once you have found a property/apartment/room of interest, you can request a viewing or ask any questions by calling us on +386 41 838 202 or e-mail email@example.com. All properties can also be viewed on Google maps in order to show their proximity to the different faculties.
Viewings are possible:
after 15th of May (summer period),
after 1 th of September (first semester)
after 15th of December (second semester).
For courtesy and tenancy agreement conditions, we need to give current tenants notice of viewings and we can usually accommodate a time to suit you.
Booking/Securing the Property
Once you have selected your accommodation, there is an application form to complete. After confirmation of booking from us, a deposit (one rent) is taken.
We reserve the property for up to 2 weeks (but not later than until 60 days before move in date ) after completion of the application form in order to complete the tenancy/guarantee paperwork and any referencing.
During the busy months of August, September, December and beginning of February is necessary to complete the paperwork at the time of viewing if you wish to secure your selected property. Properties are secured upon completion of the application form and payment of deposit.
Should you have any queries in respect of the tenancy we are able to discuss this with you or your parents as we wish to ensure you fully understand the documentation prior to signing.
A guarantor is required who should be EU based. If you are unable to provide a EU guarantor (typicality your parents or close relative) the rent for the tenancy (minimum 3 rents + deposit) will need to be paid in advance.
Rents are quoted monthly for 5 or 10 months tenacity (semester or academic year). Longer lease (fiscal year-12 month ) are possible in some units - discount applies .
Bills and costs are 65€/month/person in single and twin/double rooms. If double or twin room is in single use (only one person is renting the room) costs are 95€/month/person. Costs in studios and studettes are 65 - 75€/person when in twin or double occupancy and 120 - 130€ if single use.

Taxes and fees
For the tax purposes we need specify costs separately from rent (see Tenancy Agreement).
Costs for deep cleaning (at the end of rental period) of kitchen, bathroom, laundry and corridors are not included in the costs but they are specified in the Tenancy Agreement.
Day to day cleaning is in domain of the tenants. For a moderate supplement to the costs we can provide services of the professional cleaner.
We suggests rents and costs to be paid termly by standing order or bank transfer on 15th day of the previous month (see Tenancy Agreement). Should you have any trouble securing bank transfer or bank costs are unreasonably high, please let us know. We will try to find solution to suit you.
It is your responsibility to pay the rent on time and additional charges may be levied for late payment or reminder letters.
Deposits and rent advance(s)

One rent is taken as a holding fee and registered as a deposit prior to the commencement of the tenancy on 15th September. This deposit is registered as a group deposit for where sharing apartment or individually if renting in a flat or studio by yourself.
Advance of the rent will cover last 1 to 3 months of your stay.
All units are cleaned and inspected prior to occupation and needs to be handed back at the end of the tenancy clean and free of personal belongings and furniture or object which are not part of inventory.
An inventory is provided with records of the condition of the property and furniture. This needs to be checked and any discrepancies notified to us within 7 days of moving in. If you do not check this we will record this as being accepted.
The property will be inspected when you leave and provided the property is clean and free from damage your deposit will be returned to you by bank transfer.
Tenancies are generally for
10 months, commencing 15th September and ends 14th July next year.
5 months (first semester), commencing 15th September and ends 14th February next year
5 months (second semester),commencing 15th February and ends 14th July.
If we have availabilities you can start your tenancy agreement earlier or later (agreemant whit previus teanant).
All tenancies need to be supported by a EU based guarantor (owner of the property) or advance payment.
The tenancy is a legally binding document and we are happy to discuss any queries with you or your guarantor.
All property is inspected and cleaned prior to moving in and an inventory is provided together with a Welcome pack. Rooms and apartments are normally available from 15th September (if we have availabilities from 1st September) and keys can be collected during office hours by appointment or at other times by prior arrangement.
All paperwork needs to be completed and monies paid prior to moving in.
You should allow 5 working days for cheques/bank transfer to clear to avoid any delays.
Please complete the online maintenance form. To ensure a prompt and efficient maintenance service, we do not accept maintenance requests by telephone unless it is an e.g. flooding or fire. The emergency contact details are provided in the Welcome Pack. As we let and manage only our own properties, we can always be contacted in the event of an emergency.
